El Segundo has a lengthy history of aeronautical research, including work on the Apollo Project, hence the moniker Apollo Landing. The 405 Motorway to Manhattan Beach’s vehicular-dominated route called for an architectural solution with strong visibility and impact on a busy boulevard.

An expansive commercial corridor is surrounded by intimately scaled people spaces thanks to the design’s integration of a variety of building massing and volumes. The architectural playfulness of the one-story building, the well-placed double-height mezzanine area, and the outdoor urban garden patios introduce a friendly pedestrian scale to produce dynamic variation. There are three main volumes, each of which is distinguished by its substance and texture. One of the brise-soleil elements of the first building has louvred panels.
